On 4/17/18 at 7pm Butler Farms (Hidden Hammocks and Oakbrook) had their Annual Meeting.  23 attended, including 3 board members and Jennifer from M & M Property Management.  The following was discussed:

  • Because of the bylaws there the board is limited to 3 board members so there will be no voting of new members.  
  • Delinquency payments have been reduced to 68,000, which includes 39 owners in the community.  
  • Reserves are very healthy at approximately 178,000 and the operating budget is working with approximately 119,000.  
  • Annual dues have been reduced from 335/year to 325/year.
  • Both fountains were not operational last month, but have been fixed.  Because they were under warrantee, president stated that they were at no cost to the community.  There was, however, a pump cable that needed to be replaced, which cost 2,200.
  • The city of Coral Springs have finally approved to install brick pavers in both of the Wiles entrances, which will enhance the curb appeal.  There will be no cost to the community to install, however, Butler Farms will be responsible for maintaining.  Maintenance of these brick pavers should be minimal if installed properly by the city.
  • Wiles construction is due to finish in our section in August/September.  After completion, the city will move west and continue until they get to University Drive.
  • If you have a neighbor with poorly maintained property (dirty roof, broken mailbox, unkept grass, etc), please call code enforcement in Coral Springs.
  • 61st entrance has ruts.  Not only does this look terrible but in can damage car and tires.  Suggestion was to have construction company placed a layer of asphalt.
  • No Parking sign on 66th is falling over,  Board will try to fix themselves.

  • Because of the surplus in reserves, Hidden Hammocks and Butler Farms intend to enhance the community with the following (if approved);
    • Fix the electrical grid (30 years old) and replace with LED lighting in the front entrance on WIles.
    • Update the Signs in the entrances (Board would love feedback from the community).
